Bylaws of Elliott Ranch Homeowners Association, Inc.The Bylaws of a nonprofit are the legally binding rules by which
the organization is governed. They set forth the structure of the
organization and guide the Board of Directors (“Board”) in the conduct of its business. In essence, Bylaws are the operating manual for a nonprofit.
Amended and Restated Declaration of Covenants and Restrictions for Elliott RanchThe rules of the HOA community are described in what is called the Declaration of Covenants and Restrictions (DCRs/CCRs). The DCRs/CCRs describe the requirements and limitations within Elliott Ranch. The goal of the DCRs/CCRs is to protect, preserve, and enhance property values in the community.

Adoption of rules regarding security measures, religious item display and swimming pool enclosures Filed January 31, 2022 in accordance with Senate Bill 1588, 87th Legislature amended Chapter 202 of the Texas Property Code. Section 202.023 added security measures, Section 202.018 was amended for religious item displays and Section 202.022 added swimming pool enclosure regulations.
Adoption of a rule concerning contract procurement policyFiled January 31, 2022 in accordance with Senate Bill 1588, 87th Legislature, amended Chapter 209 of the Texas Property Code. Section 209.0052 was amended concerning contract procurements requirements.
Adoption of a procedure and guidelines for the exercise of Architectural Review AuthorityFiled January 31, 2022 in accordance with Senate Bill 1588, 87th Legislature, added a new rule under Chapter 209 of the Texas Property Code. Section 209.00505 establishes procedures and guidelines for the ACC to review, approve and/or deny applications.    
Adoption of procedures and guideline for conducting hearingsFiled January 31, 2022 in accordance with Senate Bill 1588, 87th Legislature, added new and amended rules under Chapter 209 of the Texas Property Code. Sections 209.006 and 209.007 were amended and 209.00505 was added concerning procedures and guidelines for hearings.
Second Amendment to By-LawsArticle 3, Section 1 was deleted and replaced concerning when the annual meetings are held. Filed with Hays County on September 6, 2022
Resolution regarding Single Family Residential Use and Leasing of Single Family ResidenceFiled in Hays County on August 12, 2024. The Board of Directors adopted this rule as a guide for better understanding of Article 3. Land Use, Section (a) Lots of the CCR's.
